A different approach is needed to undertake works to Listed Buildings and other Buildings of Historical importance, from specifying and sourcing suitable materials and working with specialist craftsmen to achieve the sympathetic results needed

It was a pleasure to undertake these works for my client as they were totally into the whole process and respected the quality needed to complete the works, the project took about 10 months to complete and involved

Overview of works undertaken:

  • Demolition of existing rear extension built in the 1980’s
  • Part demolition of a 1970’s addition and removal of unsuitable face brickwork and roofing material
  • Demolition of a large Pavilion and reconstruction with enlargement
  • Construction of a new rear addition four times larger than the existing 1980’s one
  • Extension and alterations of the existing smaller side addition
  • Two new matching roof dormers
  • New bay to existing drawing room
  • Refit existing cellar including excavations and new structural floor slab
  • New twin boilers and under floor heating to all new and some existing areas
  • Excavations to site a 4000 litre underground gas tank and running of 200m of new underground gas pipes
  • Adjustments to a Victorian well that included reducing its volume internally and adapting the ground drainage to allow the collection of rain water to be re-used for gardening needs
  • Formation of new window openings in the drawing room with new timber box sash windows including recreating the special brick arches to match existing
  • Full fit out of interiors including specialist purpose made joinery and decorations
  • Replacement of plastic soil and drain pipes to cast iron
  • New foul drainage system including several manholes
  • Special stone work including making Portland stone benches and seats

The project was entered by the building inspector into the nationwide Local Authority Building Control awards where we were highly commended for our works
